Coachella Valley & Desert Communities
Palm Springs, La Quinta and surrounding communities, with a strongly seasonal ownership pattern and a substantial share of part-year residents. Community services and programming contract in the off season.

What Differs About a California Move
Proposition 19 Base-Year Transfer
California allows certain homeowners — including those over 55 — to transfer a property tax base-year value under defined conditions. Eligibility rules are specific and consequential. Confirm with your tax advisor or county assessor before relying on it.
Insurance Is a Diligence Item
In some areas, particularly wildfire hazard zones, availability and cost of homeowners insurance materially affect whether a purchase works. Obtain quotes during the contingency period rather than after — this has become a common cause of failed transactions.
